Ledo Restaurant’s move downtown becomes official

Council approves lease, allowing longtime area landmark to move into parking garage

Ledo Restaurant is officially coming to downtown College Park — the City Council approved a lease agreement last night that will put the iconic restaurant on the ground floor of the city's new parking garage on Knox Road.

The city announced during the summer that the original Ledo Restaurant intends to move from its 54-year location on University Boulevard in Adelphi.

Last night's unanimous council action means that the two parties can sign their lease — before the end of the week, they hope — and let the restaurant proceed with its planned renovations to the garage's empty storefront.

City officials have been very enthusiastic about getting Ledo as a tenant, saying the addition of hundreds of new parking spaces plus a well-regarded new restaurant will combine to offer a huge boost to the city's downtown.

"This will finally offer a destination to College Park, as someplace to get something to eat in a very nice atmosphere," said District 2 Councilman Jack Perry, who added he had been a fan of Ledo during his four decades living in the area.

The move will also position the restaurant closer to students, owner Tommy Marcos Jr. said.

"We've always been associated with university functions, and this just puts us a little more in the mix," Marcos said.

Also, unlike dozens of Ledo Pizza franchises, College Park's Ledo Restaurant will have a liquor license.

The restaurant was able to score a favorable lease deal from the city as it prepares to sign a 15-year lease that charges under $25 per square foot in an area where rents can reach twice that amount.

The City Council last year discussed the idea of subsidizing rents to attract what they considered to be the best possible tenants, seeking to balance its need to pay down the more than $8 million it spent to build its parking garage with its interest in getting a desirable tenant.

The city's economic development coordinator had estimated last year that a fair rate for downtown retail space would be $30 per square foot and that the city might need to charge less than two-thirds of that to attract a local independent business.

City Manager Joe Nagro said yesterday that Ledo's lease rate should not be considered a subsidy, and Ledo will still be paying nearly $150,000 a year to use the space.

Besides, he added, getting a stable tenant unlikely to fail is a good business move, and the terms of the lease will let the city negotiate a higher rate in four years.

Ledo will be closed for at least a week when the restaurant's equipment is transferred to the College Park storefront sometime next year, Marcos said. He estimated the College Park store will open within seven or eight months.

"I've run into a lot of people since this was announced and I haven't heard anything but ‘wow,'" Mayor Steve Brayman told Marcos at last night's council meeting. "I think you're going to bring a new ambiance downtown."

I grew up behind Ledo and it was my first job--great memories. They have the best pizza ever--not that you can compare it with regular pizza--it is in its own class! I'll miss the old location, but you can bet I'll travel to the new one as well. Time for new memories I suppose. Good luck, Tommy and gang. Here's hoping you'll keep putting smiles on people's faces and yummy food in their bellies for 50+ more years. GO LEDO!

Having been raised and now raising my children on the "original" Ledos, I was shocked and saddened to hear about the move. It is an institution....whenever friends come to town that is where we go, the only place for pizza!! People who compare it to the "chain" ledos and other pizza chains, are so far off the mark and do not know what they are talking about, they are far from the comparison. The "original" ledos is and always will be the best pizza in town...will be frequenting the "original" ledos alot before the move. Have to take pictures to document a prized institution!!!

I agree with John and John's neighbor - The "old" Adelphi shopping center has never been the same without the the key players from past - TV Repair, Barber Shop, Rodman's, Marinelli's, etc.......such good times back in the day

Bye-bye, LEDO's.
It's a big mistake to move from its Adelphi location.
All of the yappy yuppies will go to the new location and ruin it for the rest of us.

For those that have not eaten at the original Ledo Restaurant and do not know, please do not associate them with the Ledo franchise. All of us who have eaten at the original Ledo know the quality pizza they offer, the family level service and we look forward to it being closer to UMD. As in nature, in order to cull the excess of poor quality food near UMD, bring in some better restaurants to stave off the worse ones.

I am not sure the arguement against all those pizza places. Last time i went to ledo's none of the people i was with even had pizza. Ledo's also caters and has great shrimp, meatballs, brownies, pastas, and subs. That old shopping center is a craphole that nobody even goes to anymore.

Not excited about a chain. Already we have great independent pizza joints (like Ratsies and now Fat Tino's - which is pretty good!) having to compete against Boli's, Domino's, and Papa Johns. Add Ledo's to the list of another franchise that will outlast some of the more colorful restaurants.

Plus it seems like it's location on Adelphi was well loved and had served it well...

Would have liked to see a more unique restaurant move in to that space. Oh well.

Your name - I am not sure what you such a problem with this move for other than maybe that it was in walking distance and now it wont be for you. Think of the places to eat on knox road. They are either quick fast food or bar's. This is quality food restaurant with a bar instead of a bar with some food, and its moving to a closer location in walking distance for its UMD students. Most people find that more convenient than not. I find myself around that area more and i dont even live on campus. The only reason i even traveled toward the ledo's original location was for ledo's. That parking lot is always crowded with traffic and you barely can find parking at times because of the grocery store.

There are at least 20 places to east--quite possibly more--within a three-block area in downtown College Park, and there are literally hundreds more within 10 miles of downtown--up Route 1, down Route 1, and in Adelphi, College Park, Greenbelt, Langley Park, and all along University Boulevard in both directions. It's too bad that Ledo's is being led by the tail by College Park into such a ridiculous move, and that this great chain has to leave its treasured, much-loved original location---with plenty of free parking and no hassles to get into or out of. Look for this entire boondoggle to fail miserably, and look for Ledo's not to last at the bottom of a parking garage for more than three years before this entire mistake falls apart. Ledo's should remain at their original location--for everyone's benefit.

I was born in 1956 and lived behind the Ledo. My mother still lives there. Hate to see it move. The last icon from a much better and much more prosperous time in PG county especially in that immediate area.

On a positive note, there are many, many, many Ledo Pizza franchise locations that have alcohol licenses. I'm glad to see that Ledo Pizza continues its affiliation with the University and with so many locations, so many customers can get such good food and that famous pizza.

While I feel like we need more casual dining in College Park like we need more squirrels on the Mall, it's hard to argue that Ledo's isn't a good choice. Hopefully the city will encourage more retail space next.
